Foreign Currency Home Loans.


There are potentially two basic groups of people who can apply for a loan to purchase property in Australia. Australian citizens living abroad and non residents. Australian citizens can borrow and invest in Australia without needing government approval. Non residents need Foreign Investment Review Board [FIRB] approval to purchase property in Australia. FIRB approval must be sought by non citizens prior to signing a contract or applying for a loan, we are unable to apply on your behalf.

We can source, from our lender panel, a home loan for your Australian investment property that offers the choice of being in Australian dollars or USD, HKD, SGD, GBP, NZD or Euro whilst you are living overseas. Lenders approval criteria does apply.

What are the benefits?

A Foreign Currency Home Loan is a flexible option for borrowers whose income is in a foreign currency and want to repay the loan in that currency.

  1. Loans are available in USD, HKD, SGD, GBP, NZD and Euro currencies. AUD loans are also available.

  2. A choice of weekly, fortnightly or monthly repayments for AUD currency Home Loans.

  3. A choice of 3 monthly or 6 monthly repayments is available for Foreign Currency Home Loans.

  4. No monthly administration fee is payable on USD, HKD, SGD, GBP, NZD or Euro currency home loans.

  5. Interest Only loan terms are available for up to 15 years.

  6. Principal and Interest Loan Terms are available for up to 30 years.

  7. Principal reductions are allowed.

  8. Currency swap is available!
How much can you borrow?

AUD currency home loans – you can borrow:
  1. Up to 80% of the value of the security property, for loans up to $1,500,000 AUD.

  2. Up to 75% of the value of the security property, for loans greater than $1,500,000
  3. AUD.
Australian expatriates can borrow up to 95% of the value of the security property with Lenders Mortgage Insurance of 100% with a specific No Deposit Home Loan option.

For all Foreign Currency Home Loans – you can borrow up to 75% of the value of the security property.

Information you will need to supply to apply for one of these loans:

  1. A completed Home Loan Application form [which we will supply to you].

  2. Evidence of each borrower’s income. This can be satisfied by the latest 2 computer generated payslips. However, if you cannot provide payslips, other forms may be considered.

  3. Copies of your latest month’s savings and / or transaction account statements to prove financial conduct and consumer loan repayments.

  4. Evidence of rental income from any existing investment property, together with details of any existing loans (copies of latest loan statements).

Fees, charges and other information you should know about

  1. An establishment fee is usually payable which includes the cost of the Bank’s legal costs and valuation for one security property. There are further fees relating to additional security properties, if applicable.

  2. A monthly administration fee will be payable on AUD currency home loans that do not have foreign currency options.

  3. A fee is payable to switch between different currencies.
